Visitor statistics:
These are used so that the usage of the site can be monitored. Understanding how visitors use a website is an important element in being able to provide an effective website. Three services are used:
- Google Analytics as detailed above.
- Hosting package statistics. These are active and are the default facility provided by the hosting company, in this case Merula. The statistics package is provided by 'Webalizer'. Please refer to their respective websites for more information.
- The bookmarking service from AddThis, detailed above, tracks which service has been used

The contact-us form does not record any email addresses that are entered. All that happens is that they email the administrator of this site, Paul Morris of PM Studios Ltd., using the given email address as a sender. Emails sent to Paul Morris are responded to as soon as possible, using the supplied email address. This stays in his address book until there is no further need for it. Paul Morris does not send any bulk unsolicited email - Paul hates spam as much as everyone else does.
The contact-seller form sends an email to the address supplied by the advertiser with a copy to Paul should there be problems. We cannot be responsible for the use made of email addresses sent to those advertising their properties.

We are not estate agents; we advertise properties on behalf of clients who are responsible for the content provided. This is similar to the situation as if they advertised in a newspaper or magazine. We aim to be different in the presentation of the properties so advertised to help you find a property with land (at least ½ acre) - we specialise in such properties.
Advertisers
We expect you to honestly describe and photograph your property. It does not do anyone any good to make false claims - you just waste people's time (and your own) as well as annoying them. You are responsible for the details supplied and you will need to accept that the 'mini-website' or classified ad advertising your property is correct before it is published - this is similar to accepting a proof before printing. For classified ads you will be supplying the text which is published as you supply it. In using these services you also warrant that you own the copyright of all the content supplied. For example, you take your own photographs but, if you use those taken by an estate agent, you should get their permission in writing.
The cost of the website depends on the complexity of the design and the features required - this is negotiated before any commitment is made or has work done. Payment is in advance as shown in the prices page. If your property should be sold before the mini-website is published we reserve the right to charge for the work done up to 100% of the cost.
Timescales: We will agree a timescale before work commences. You should have all the content (words and pictures) ready otherwise this could delay the progress. If, there are unfortunate circumstances that prevent the website being advertised (such as accident or illness), then our maximum liability is to refund the monies paid.
Monthly or quarterly fees are payable in advance. If the fee is late or not paid, then we reserve the right to remove the advert or mini-website without notice.
On occasion we may introduce special offers. These must be claimed when booking an advert. Only one offer can be claimed for any one property advert.
We reserve the right to refuse any advertisement for any reason. Such reasons could include, but are not limited, to: The property not having at least ½ acre of land, The advertiser not providing pictures of a suitable quality, The advertiser not providing suitable text or, Non- or late- payment of any fees due.
Liability: The maximum liability to our advertisers is the return of monies paid. In no event will we be liable for any loss or damage including without limitation, indirect or consequential loss or damage, or any loss or damage whatsoever arising from loss of data or profits arising out of, or in connection with, the use of this website.
Are we estate agents?
The OFT website states you are an estate agent if you do:
- things for the purpose of, or with a view to, effecting the introduction to your client, of someone who either wishes to buy or sell property
- things after such an introduction has been made by you to secure the sale or purchase of the property
but has the following exemption: If you are merely 'publishing advertisements or disseminating information' then you will not be acting as an estate agent. Activities not controlled by the Estate Agents Act include: businesses providing advertising space for property, with no other estate agency function for example, newspapers.
We believe we are just an advertising service, directing readers to deal with the sellers (or their agents) with no intervention on our part. Specifically we: 1) do NOT send out property particulars, 2) do NOT arrange viewings 3) do NOT receive nor field queries and pass them on to our clients 4) do NOT provide a 'For Sale' board. Therefore we feel we do not come under the remit of the Estate Agents Act 1979.
