An introduction to these questions

Below we list some of the questions we have been asked by viewers to our smallholding when we were selling it. Our answers to them are not always what people expect! It is sometimes forgotten that this is a property with land and not a suburban semi.


I see you have an Aga - what do you use for cooking?

We did not spend several thousand pounds on an Aga to use it for decoration, we use it for nearly all our cooking (we have a small microwave oven as well). We do not have any other cooker - the Aga is lovely to use. OK it takes a few days to get used to it, but that would happen if you changed from, say, gas to electric.

Do not be put off, it is very forgiving. If left too long, food does not burn so quick in an Aga oven. And it gives an inviting warmth to the kitchen...


So you have an Aga, how do you cook toast?

We just put the slices of bread on the hotplate and close the lid. It does lovely toast. We use mostly home-made bread or sometimes the better bread from the shops. We have never tried the sliced white rubbish that passes for bread in this country!


Have you found a place to buy?

This is not an issue. We are not looking until we have a firm buyer. If necessary we will move into rented accommodation or with family until we can move into the next place we purchase.

This is unlike many of our viewers who want to purchase this property but have properties to sell. They have informed us that 'It is easy to sell - we are in a popular part of the country'. We have several people like this and are still waiting...


Can I run my business there?

We have been asked several times if the property is suitable for running a specified business. These have been as varied as animal rescue, papermaking and camping.

The answer to all of these is 'We don't know'. We have no expertise in other people's businesses - all we can do is describe the features of the property. Also, we cannot state what the council's view is regarding planning permission - you would need to contact them yourselves.


There is more land than I thought, what could we do with it all?

- in short, as much or as little as you want. We don't do as much as we could, some is just left. Here are some possibilities - it is up to you though...

  • Nothing - just leave it be and let it grow wild
  • Rent out the land you don't want to use to another farmer
  • Keep sheep or other livestock
  • Cut it for hay for your use or to sell
  • Walk the dogs over it
  • Plough it all up and make it like a commercial farm


The front garden is rather big and we are not gardeners.

It was a field when the previous owners moved here. Leave it alone and it will revert to a field. However, should you buy then you can do with it as you will. Here are a few suggestions:

  • Dig out many of the beds and grass them. It would then be easy to mow.
  • Dig the beds out, fence off most of the garden and let it revert to meadow
  • Take up gardening and enjoy the benefits it brings


Are you on mains water and sewerage?

We are on mains water - it is metered. This is fine for indoors, but we rarely use it outside. We have 3 large rain tanks which we use for livestock and the garden. Each tank holds 1500 litres (that is 1½ tons) plus several smaller water butts.

In addition we have a well that appears to be full most of the time - even in summer. We have not extracted any water from this but do not anticipate it being a problem.

For sewerage, we have a sceptic tank - do not be put off by this (many smallholding and rural properties are the same). The liquid overflow drains into a soak-away that does NOT smell, And the solids we have emptied about every 3 years or so.
