A description of the outside of the property of the smallholding for sale in the beautiful countryside of Ceredigion, Mid Wales:
Gorsdalfa: You can purchase this property.
This page is provisional and is awaiting confirmation from the seller as to its accuracy
Externally:
The property is situated right at the end of a no-through road and has no immediate neighbours. From this access road there is an entrance leading to the rear of the two cottages, with a further entrance leading to the front of the farmhouse; this continues right back round to the back of the rear garden of the house, thereby making a complete circle. This design, complete with parking and turning area, means that visitors staying in the cottages (or the barn once converted) need not intrude on the privacy of the main residence.
The house has private gardens, separate from the cottages, to the rear and one side. The garden is laid mainly to lawn and is sheltered with mature trees and hedges at the boundaries.
There are 7 acres in total (STS): this includes an extensive lake which is of about 1½ acres containing an island and is stocked with coarse fish. Within the property is a stream and natural woodland - the whole providing a haven for wildlife. Next door is a 120 acre SSI managed by CCW.
Outbuildings:
This is a detached stone barn of stone construction under a slate roof. There is currently planning consent for conversion to a four bedroom holiday cottage - the plans are available for inspection should you view the property. In its current state, the barn incorporates four loose boxes and a large storage area. The plans as submitted make use of some old pig-sties and a lean-to which increases the size footprint.
The barn appears to be in good structural order. 25ft4in x 19ft8in
In addition, there is a hay barn of steel construction with a corrugated apex roof 36ft x 18 ft, and a multi-purpose barn or workshop constructed of timber and steel fram and galvanised cladding.
The lie of the land:
The land extends to around 7 acres (STS). Close to the cottages is a large lake with island which has been stocked with coarse fish.
It is possible to incorporate a further lake on some of the land. The majority of the land is flat, improvable pasture.
The position of this is to the rear of the barn for conversion then sweeping round in an 'L' shape with the no-through road forming a boundary.
